Development of
Southampton Science Park's latest project, Benham
Campus, is well underway. Benham, a 9-acre site
adjoining the Science Park, has planning permission
for over 100,000 sq ft of high quality office and
lab space. The access road has been completed,
linking the new site to the existing Science Park
and building work will begin soon.
The Benham site was
purchased in 2004 after several years of lobbying
for planning permission. Peter Birkett, Chief
Executive of the Science Park comments, "We have
planning permission for five buildings of between
10,000 and 30,000 sq ft. We've been promoting these
and gauging interest for sole occupancy. The
response has been fantastic - there is considerable
interest in all three types among existing and new
clients."
Of the three types of
building, the largest is three storeys high, with
three wings providing 30,000 sq ft of office and lab
space. The next is a two storey, two wing design
with 16,000 sq ft of space and the smallest building
is 10,000 sq ft.
These buildings are designed to be flexible and to
accommodate the needs of typical science park-based
companies. They can offer a combination of lab and
office space and can easily be partitioned. They
could also be adapted for multiple occupancy if
required.
Peter continues,
"Benham has several key advantages for companies
looking to relocate. Because of its planning
permission Benham is the fast track to a new
building. In addition, the Science Park has a great
location, close links with the University of
Southampton and comprehensive business support.
Negotiations on several buildings are progressing
well and we anticipate being able to announce news
of new pre-lets soon."
